This spacious old country house with large kitchen, living room, study and dining room and 4 roomy bedrooms with 3 bathrooms, including 2 en-suites, is of unusual but striking design and is situated in a charming position on land of nearly 2 hectares with pretty views of the surrounding countryside, a swimming pool (12 x 6) and access to a stream hidden amongst the lower trees.  The imposing frontage of the house has a covered arched terrace along its length, ideal for al fresco eating and entertaining.  The house has been recently renovated and boasts a habitable surface area of approx. 295 m² with further space to convert in the attic (126 m²) on the second floor. The convertible attic is in fact an additional floor as there is excellent ceiling height with exposed traditional roof timbers and full windows. This space is a blank canvas and could make an exceptionnally grand master bedroom, an artist's studio, sumptuous living room or even owners' accommodation for somebody who has a chambres d'hotes project (to which this house would readily lend itself). The current owners have cleverly restored the pigeonnier to incorporate the staircase which curves up to the top floor to spectular effect. There are two small garden sheds and a room which houses the boiler.

The dwelling comprises:

On the ground floor:

Entrance hall (9.3 m²) and tower hallway (15.44 m²), study with stove (24.47 m²), dining room (25.09 m²), living room with stove (24.85 m²), room currently used as a playroom (8.88 m²), fully equipped kitchen (26.71m²), laundry/utility room (8.72 m²) and toilet (1.16 m²).

Our Picks

Situated in the heart of Gascony, recently renovated stone farmhouse (approx. 283 m² habitable surface area) with large adjoining outbuildings offering potential for further development if required. One of the barns houses a fantastic summer room with bbq, pizza oven, etc. and has its own kitchen. All rooms are spacious and enjoy pretty views of the countryside. All buildings have been re-roofed and the dwelling fitted with all modern household conveniences (under floor heating in some of the rooms, double glazing, etc.). 12 x 7 m swimming pool. ~ 6 acres of land. 10 minutes from Lectoure.

This beautiful Chateau is situated in the quiet countryside on the outskirts of a small village not far from Plaisance du Gers and Marciac with its famous Jazz Festival. The Chateau itself is very handsome with clean symmetrical lines and comes with an equally handsome pigeonnier, plus an L-shaped guardian's cottage with attached barn and a separate stable block. We understand the property was bought in the early 80s more or less as a ruin and was completely renovated to the highest of standards. Where possible original features were saved and restored or when necessary substituted with suitable period replacements. There is good quality flooring throughout either in wood or tomette tile, a magnificent stone staircase and there are little patches of trompe l'oeil painting. Many of the rooms have silk lined walls, many have panelling and most have period fireplaces. Sadly however the property is no longer inhabited and needs a new owner to come along and restore it to its former glory. At nine bedrooms and with a habitable surface area of 650m², the property is large but not too large, and it will make someone a wonderful family home.
