This lovely architect designed four-bedroom village bungalow (habitable surface area 120 m²) would be ideal for either a retired couple or a young family. There's no work to do, the house is completely ready to move into (subject of course to your own personal views on decoration). The property is located in an attractive market town, not far from the famous Jazz Festival town of Marciac. Private and secure, the property is completely enclosed (entry is via electric gate) so therefore nice and safe for children and/or pets. The house is situated in the centre of the plot of land, well back from the quiet little road with a large garden to the front and an even larger one to the rear. And what a garden -  the result of 30 years worth of tender loving care, it is absolutely gorgeous, complete with willow trees and orchard and even a small wood!  Even though we visited on an utterly miserable wet day (think typical UK Bank Holiday weather), the garden still looked stunning. There's plenty of space for a swimming pool - although the current owners didn't want a pool, they still planned for one, just in case. In addition, the garden has been fully kitted out with excellent outdoor lighting - I imagine the current owners have spent many leisurely dinners sitting outside on either of their two patios. Although it doesn't feel as though you're living in the village at all, the house is a convenient walking distance from all amenities.

Our Picks

Deep in the Armagnac countryside not far from Labastide d'Armagnac and Barbotan les Thermes, lies this magnificent 18th century country house (habitable surface area 440m²). Beautifully renovated with great artistic flair, this five bedroom house is set in a U-shape with the main living quarters occupying the grand centre section and the southern wing while the northern wing has been converted into a four-bedroom gîte. Stylishly decorated using different themes, including an English Georgian drawing-room, a Moroccan bedroom, and the dining hall looks as though it's been lifted straight from a French palace! The property is situated in absolutely fabulous grounds of about two and a half hectares with mature trees, beautiful flower beds, a potager (vegetable garden) and even a secret garden. Fantastic covered terrace with a summer kitchen and great views overlooking the vineyards. Three substantial outbuildings: a massive armagnac chai (at least 650m².of space), a large cow barn with hayloft of approximately 270m² over both floors and at the bottom of the secret garden, there is a cottage with a small barn in need of renovation with its own separate access road, which could be restored as a rental property and not intrude at all on the privacy of the main house.

Tucked away in the countryside, yet just over 5 minutes from two villages with all amenities, this stone farmhouse has been beautifully renovated and extended to offer comfortable living with all modern household conveniences. The dwelling of approx. 210 m² habitable surface area comprises 5 bedrooms and 4 bathrooms as well as a bright and spacious living room of 39 m², a good sized fully fitted kitchen of 27 m², both with access to terraces facing respectively East and South, and a study. A stunning walled in pool area with quality terrace surround and covered entertainment area has recently been completed. The property comes with approx. 5 acres of land, ideal for horses for instance and an outbuilding housing a workshop, utility room and woodshed. From all sides of the property, there are lovely views of the rolling hills.
