Near to Marciac & Maubourguet and dating from????..a long time ago is this fantastic L-shaped farm that has to be described as eclectic! Just not sure where to start with this one, the kitchen work surfaces, fashioned from 2 inch thick 1000 year old granite floor tiles rescued from an ancient monastery that was destroyed in the revolution. Perhaps the wine cellar dug by hand over 12 years by the artisan owners or the large island in the garden surrounded by a moat and more fruit trees than somewhere with a lot of fruit trees, I saw apple, quince, pear, plum, apricot, 2 types of fig, 5 types of cherry, almond and olive trees.

The property is immaculate, the original house having a very traditional look and feel with an abundance of oak, tiled floors, open fires and big wood burning stoves, I think there were 6 or 7 wood burners throughout the property but I started to lose track during the tour of the 550 m² of accommodation. The barn section of the property has been converted into more living space with an attractive airy sitting room, workshops for the owner artisans and on the first floor what can only be described as a pub as a "home bar" doesn't do it justice.

Every aspect of this property has been thought through meticulously with cost and ease of living in mind, right down to the salt water swimming pool with the facility to change the liner colour and the purpose built cupboard with electric shutters in one of the outbuildings to house the seats for the people carrier when they are not in use. (Yep!) Currently a beautiful family home but it would lend itself perfectly to chambres d'hôtes/gîte. Absolutely immaculate and fantastic value for money. A must see.

The property comprises:

On the ground floor :

Double glazed exterior hallways on two side, large country kitchen with wood burner, sitting room with open fireplace, dining room with wood burner, trophy room leading to suite with bedroom, sitting room and bathroom. Our Picks

Deep in the Armagnac countryside not far from Labastide d'Armagnac and Barbotan les Thermes, lies this magnificent 18th century country house (habitable surface area 440m²). Beautifully renovated with great artistic flair, this five bedroom house is set in a U-shape with the main living quarters occupying the grand centre section and the southern wing while the northern wing has been converted into a four-bedroom gîte. Stylishly decorated using different themes, including an English Georgian drawing-room, a Moroccan bedroom, and the dining hall looks as though it's been lifted straight from a French palace! The property is situated in absolutely fabulous grounds of about two and a half hectares with mature trees, beautiful flower beds, a potager (vegetable garden) and even a secret garden. Fantastic covered terrace with a summer kitchen and great views overlooking the vineyards. Three substantial outbuildings: a massive armagnac chai (at least 650m².of space), a large cow barn with hayloft of approximately 270m² over both floors and at the bottom of the secret garden, there is a cottage with a small barn in need of renovation with its own separate access road, which could be restored as a rental property and not intrude at all on the privacy of the main house.
