Situated not far from Rabastens this property (habitable surface area 170m²) was the Presbytery for the village.  The current owners are still in the process of renovating the house and barn but it is immediately and comfortably habitable.  The roof is in good condition and the house has been exceptionally well insulated (Rockwool) and gas-fired central heating has been installed.  Unlike most houses, the back of the house is a complete mirror image of the front, and due to the tall double-glazed windows, light floods into the house all day long.

At the top of the stairs, the landing (8.61m²) is currently being used as a study area.  To the left is bedroom 1 (16.87m²) with wood floor and views of the Pyrénées, en-suite bathroom (9.12m²) comprising bath, shower, sink and WC.  To the right from the landing is bedroom 2 (16.01m²) and bedroom 3 (9.71m²).  At the moment, the plan is to create a small passage to give bedroom 3 direct access from the landing, however it could also be converted to an en-suite bathroom quite easily (plumbing is just below) and if further bedrooms were needed the attic (70.96m² into the eaves) could be converted.

Outdoor space:

Garden of 3,165m², mostly laid to lawn.  At the front of the house is a terraced area surrounded by flowering shrubs.

Outbuildings:

The barn which is approximately 70m² in total, spread out over two floors, would make an ideal gite, one bedroom has already been created but there is still plenty of room to create a one or two reception rooms and a bathroom.

This beautiful Chateau is situated in the quiet countryside on the outskirts of a small village not far from Plaisance du Gers and Marciac with its famous Jazz Festival. The Chateau itself is very handsome with clean symmetrical lines and comes with an equally handsome pigeonnier, plus an L-shaped guardian's cottage with attached barn and a separate stable block. We understand the property was bought in the early 80s more or less as a ruin and was completely renovated to the highest of standards. Where possible original features were saved and restored or when necessary substituted with suitable period replacements. There is good quality flooring throughout either in wood or tomette tile, a magnificent stone staircase and there are little patches of trompe l'oeil painting. Many of the rooms have silk lined walls, many have panelling and most have period fireplaces. Sadly however the property is no longer inhabited and needs a new owner to come along and restore it to its former glory. At nine bedrooms and with a habitable surface area of 650m², the property is large but not too large, and it will make someone a wonderful family home.
