LATEST NEWS: SCELLIER AND CENSI-BOUVARD TAX-SAVING INVESTMENT SCHEMES

The Government, in its latest 2012 austerity plan, has just announced the abolition of the main tax-saving investment scheme known as Scellier. This scheme gives rise to an income tax reduction for investment in new-build property associated with a 9 year lease for property situated in certain geographical areas.

MODIFICATION OF THE INHERITANCE AND GIFT TAX SLIDING SCALE

As of 31st July 2011, the inheritance tax sliding scales have been modified. The modifications essentially concern the raising of the top rate from 40% to 45% for inheritance or gifts between ascendants or descendants, as well as for lifetime (inter vivos) gifts between spouses or PACS partners.

Our Picks

This beautiful Chateau is situated in the quiet countryside on the outskirts of a small village not far from Plaisance du Gers and Marciac with its famous Jazz Festival. The Chateau itself is very handsome with clean symmetrical lines and comes with an equally handsome pigeonnier, plus an L-shaped guardian's cottage with attached barn and a separate stable block. We understand the property was bought in the early 80s more or less as a ruin and was completely renovated to the highest of standards. Where possible original features were saved and restored or when necessary substituted with suitable period replacements. There is good quality flooring throughout either in wood or tomette tile, a magnificent stone staircase and there are little patches of trompe l'oeil painting. Many of the rooms have silk lined walls, many have panelling and most have period fireplaces. Sadly however the property is no longer inhabited and needs a new owner to come along and restore it to its former glory. At nine bedrooms and with a habitable surface area of 650m², the property is large but not too large, and it will make someone a wonderful family home.

This working vineyard, situated in the heart of an internationally recognized 'AOC' labeled wine producing area, is being sold as a complete entity, including nearly 4 hectares of vines, a house and the outbuildings which include the vinification hall and wine cellars. It is being sold with all of the equipment, as well as the commercial production and marketing arm of the vineyard. The wines produced by the vineyard have received critical acclaim. The vineyard applies organic principles (although the production is not labelled organic) with limited mechanical intervention, the grapes being harvested by hand. The hot water production for the vineyard is also geothermic. There are nearly 4 hectares of vines situated on gently sloping south-facing hillsides with Pyrenean views. The grape varieties are Tannat and Cabernet Franc on approx. 32,247 m² and Gros Manseng and Petit Manseng on approx. 6,024 m². The land, totalling 44.947 m² (4ha49a47ca), includes the vines and garden. There is a well with automatic watering system for the garden.
